HOUSING
The City of South San Francisco offers a wide variety of housing -- apartments, condominiums, townhouses and single-family homes. A home can be found to meet the needs of nearly every lifestyle. The downtown area features older homes, many having been built when the City was founded. Luxury townhouses, condominiums and apartments are located at the foot of San Bruno Mountain and near transportation corridors. Many families find a comfortable home in the hills west of El Camino.
In 2001 the City of South San Francisco passed an Inclusionary Housing Ordinance to help ensure the availability of affordable housing. This Ordinance requires that 20% of all new developments be affordable to families earning between $56,560 and $114,000 annually. The City also offers a down-payment assistance loan to qualified first-time homebuyers.
Average rent for studio, one-bedroom, two-bedroom, three-bedroom and four-bedroom units are approximately $843, $1,139, $1,778, $2,141, and $2,944 respectively. Most three and four-bedroom units are single-family homes or townhouses. Median sales price for a home in Fall 2006 was $735,000.
COMMERCIAL REAL ESTATE
The City of South San Francisco is strategically located for all business, R&D and commercial endeavors. Its proximity to San Francisco International Airport, Highways 101 and 280, leading research universities and leading venture capitalists, makes it an ideal location for
growing companies.
According to CB Richard Ellis, the City contains 33.7% (24.6 million square feet) of the net rentable area for industrial and R&D and 7.9% (2.3 million square feet) of the net rentable area for Office in San Mateo County.
In quarter one of 2006 inventories had increased and vacancy rates were low. Office inventory reached 2,684,537 square feet with a vacancy rate of 6.74%. R&D inventory was 3,780,400 square feet with a vacancy rate of 6.24% and Industrial inventory was 18,331,933 square feet with a vacancy rate of 2.41%. Rents per square foot ranged from $2.60 for R&D, $0.75 for other Industrial and between $1.70 and $2.35 for Office space.
